Commercial HVAC carries real regulatory weight, and we keep you on the right side of it. Systems containing fluorinated gases fall under the GB F-Gas Regulation, which requires leak checks at frequencies set by refrigerant CO2e, logbooks and F-Gas-certified engineers – all handled by our REFCOM-registered team. Air conditioning systems over 12kW require statutory TM44 inspections, and wet systems or cooling towers must be managed for Legionella under ACOP L8 and HSG274. We also work to Building Regulations Part F (ventilation) and Part L (energy). Our maintenance follows SFG20: filter changes, coil cleaning, F-Gas leak testing, belt and bearing checks and BMS optimisation, on a planned quarterly and annual cadence, with compliance certificates issued for every visit.

Commercial HVAC systems are larger and more complex, built for higher occupancy and load – air handling units, chillers and VRF systems rather than a domestic boiler or split unit. They also carry stricter compliance obligations, including F-Gas and, for larger systems, statutory TM44 inspections.
Most commercial systems need planned servicing at least quarterly, with statutory checks annually. We follow SFG20 schedules and set the exact frequency by system type, usage and refrigerant charge, so you meet compliance and avoid unplanned breakdowns.
If your air conditioning or refrigeration uses fluorinated refrigerant gases, it falls under the GB F-Gas Regulation – meaning regular leak checks (frequency set by CO2e), proper record-keeping and F-Gas-certified engineers. Our REFCOM-registered team manages all of this for you.
