Our programmes cover the core statutory duties: fire safety under the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act; electrical safety through EICR fixed-wire testing to BS 7671; gas safety via Gas Safe (CP12); water hygiene and Legionella control under ACOP L8 and HSG274; the duty to manage asbestos under CAR 2012; and LOLER inspections for lifts. We also make landlord and tenant responsibilities clear, which under a typical FRI lease sit largely with the tenant. All of this runs to an SFG20-based planned maintenance schedule, combined with reactive SLAs and a live asset register – so statutory tasks happen on time and every certificate is captured.

    It depends on the lease. Under a typical full repairing and insuring (FRI) lease, most maintenance and repair obligations sit with the tenant, while the landlord may retain the structure or common parts. We help both parties understand and meet their obligations.

    What does commercial property maintenance include?
    >

    It covers planned preventative maintenance, reactive repairs, statutory compliance (fire, electrical, gas, water, asbestos, lifts) and often soft services like cleaning and grounds – everything needed to keep a building safe, compliant and operational.

    What's the difference between planned and reactive maintenance?

    Planned maintenance is scheduled work carried out to prevent failure and stay compliant. Reactive maintenance is repair after something has broken. A good programme leans on planned work to reduce costly, disruptive reactive callouts.
