PPVS Complete Facilities Management
Below are some of our group accreditations.
Sustainability built into every part of our service
We help you meet ESG targets, reduce environmental impact, and deliver compliant, efficient, and fully traceable FM across every site.
We align facility management with mandatory energy-audit findings and APE ratings, feeding ESG frameworks like GRESB and CDP with measurable data.
From hard FM to soft FM, our integrated model combines sustainable procurement, energy-efficient impianti, CPI fire and safety compliance, and transparent Italian reporting.
Integrated FM delivers fast payback, operational continuity, and clear advantages over juggling multiple Italian contractors for maintenance and compliance.
Richard founded PPVS in 2015 as a family-run business serving local clients across the East of England. Under his leadership, the company has grown into a national facilities services provider supporting over 3,000 commercial sites, with a continued focus on quality and a clear strategy to expand services across Europe.
Louis represents the second generation of leadership at PPVS, working closely with his father Richard to drive the business forward. As Director, he supports UK and European expansion, helping scale operations while maintaining the high service standards and family values that define PPVS.
Hard FM services are often required by law, to ensure the safety of employees and customers. It refers to the physical materials of a building which cannot be removed. PPVS provide a range of hard facilities management services for clients in verticals such as the commercial, retail and leisure sector.
Soft FM services, under human management, enhance workplace ambience, fostering a more enjoyable environment for all occupants. These variable services play a crucial role in improving the overall quality of the workspace, contributing to a positive and productive atmosphere.
Planned maintenance is carrying out repairs with the aim of ensuring that an asset does not fail. Planned maintenance refers to any maintenance activity that is planned, documented, and scheduled.
Reactive maintenance are repairs that are carried out after equipment has already become faulty. Reactive facilities management and maintenance focuses on repairing the equipment to operating conditions.

Italian estates are often maintained through fragmented contracts for installations (impianti), building fabric and cleaning. PPVS consolidates them into one integrated facility management agreement covering every discipline and location, with transparent reporting and one point of accountability.
Italy frequently sits inside a wider European estate, often anchored on Milan. PPVS manages it within that footprint, applying consistent standards, reporting and escalation across borders.
Coordinating engineers across Italy’s regions, from the industrial north to the south, is where single-trade providers struggle. We mobilise a vetted specialist network so expanding from Milan to Rome or Bologna never means adding suppliers, and you scale from a few sites to a national portfolio under one contract and one point of contact.
Italian compliance is grounded in strict workplace-safety and fire-prevention law. A capable facility management partner manages these duties and holds the documentation inspectors expect.
Workplace safety (D.Lgs 81/2008) and energy audits
Legislative Decree 81/2008, the Testo Unico on workplace safety, sets the cornerstone obligations for safe premises and equipment, while large enterprises must carry out an energy audit (diagnosi energetica) every four years under Legislative Decree 102/2014. Building energy performance is certified through the APE. Planned, data-led maintenance is how these duties are delivered rather than scrambled for. This connects directly to ESG reporting. The energy and asset data we capture lets you evidence performance against your audit findings and sustainability targets, giving boards, investors and tenants a defensible record.
Fire-prevention certification (CPI)
Many premises require a Fire Prevention Certificate (Certificato di Prevenzione Incendi, CPI) issued by the Vigili del Fuoco under DPR 151/2011 and the Fire Prevention Code, with periodic renewal and maintenance of fire-safety systems. We keep statutory inspections, fire-safety measures and documentation current across every site.
Commercial facility management in Italy
For the offices, banks and corporate headquarters of Milan and Rome, we protect building performance and compliance while giving property teams predictable costs and one supplier instead of many. Ideal for facilities managers, heads of property and estates directors.
Retail facility management in Italy
For fashion, luxury and high-street retail, brand presentation is everything. We provide fast reactive response and immaculate, consistent standards across stores, with work scheduled around trading hours.
Industrial and logistics facility management in Italy
For the manufacturing and logistics sites of the northern industrial belt, uptime and safety are critical. Our engineers understand plant, building services and the safety and fire-prevention standards that keep industrial operations productive.
One provider accountable for every discipline and site, replacing fragmented Italian contracts.
Clear reporting and predictable budgets that meet Italian procurement and finance scrutiny.
Fast, dependable response across the regions that keeps your facilities team out of firefighting.
Fire-prevention, safety and energy obligations actively managed, with a full audit trail.
Every job, asset and compliance record across your Italian estate lives in one place: our Computer-Aided Facility Management (CAFM) system. It turns facility management into something you can see, measure and prove, with the right view for each decision-maker:
It is also your compliance record. Asset registers, CPI and inspection certificates and energy data sit in one auditable trail, ready for fire-prevention checks and to support D.Lgs 81/2008 obligations.
