Mechanical and electrical (M&E) services – power, lighting, heating, ventilation and water – keep a commercial building running. PPVS provides complete M&E across the UK: design, installation and ongoing maintenance. Our NICEIC-approved engineers keep systems safe, compliant and reliable, whether you need a new install, a maintenance contract or one accountable partner for the whole lifecycle. Over 3,000 sites maintained; 50+ years’ experience.
We deliver M&E nationwide through directly employed engineers and accredited partners, so you get the same standard of work at every site. For multi-site operators and international brands running UK and European estates – we offer one accountable partner across the full design, build and maintain lifecycle, rather than separate providers for each phase or location. From a single installation to planned maintenance across a national portfolio, we coordinate the work centrally with consistent SLAs and reporting. That national reach with local engineer coverage means faster response, joined-up compliance and one team responsible for the systems that keep your buildings running.
M&E is one of the most heavily regulated parts of any building, and we keep you compliant against the standards you’re audited on. Electrical work follows BS 7671 (the IET Wiring Regulations, 18th edition), with fixed-wire EICR testing required at least every five years for most commercial premises. Emergency lighting is maintained to BS 5266 – monthly function tests plus an annual three-hour test – and fire detection to BS 5839, with weekly testing and periodic servicing. We also cover PAT, Gas Safe for gas systems, F-Gas for cooling and LOLER, and we work under CDM 2015 on projects. All of this runs to a statutory maintenance calendar, with certificates issued and stored for every inspection – so compliance is scheduled, evidenced and audit-ready.
We deliver M&E across three core sectors. In retail, we handle store power, lighting, data and EPOS connectivity and HVAC, working around trading hours. In commercial offices, we cover power distribution, lighting, building management systems (BMS) and communications infrastructure. In industrial settings, we work with three-phase power, machinery connection, local exhaust ventilation (LEV) and control systems where reliability is business-critical. Across all three, we bring the same standard: compliant installation, planned maintenance that prevents failure and fast reactive cover – keeping the mechanical and electrical systems your operation depends on safe and running.

Every M&E asset we maintain sits on our CAFM platform, giving you one clear view of your estate. EICR results, emergency-lighting and fire-alarm tests and all compliance certificates are tracked and stored in one place, ready for audit. Planned maintenance is scheduled automatically, and SLA performance and spend are visible across every site. Instead of hunting for the last EICR or chasing a contractor for a certificate, your team has the evidence on demand – and can see at a glance where anything is overdue. It makes M&E compliance provable and maintenance costs transparent, exactly what multi-site facilities teams need to manage risk and budget.
Delivering M&E consistently across a portfolio is where technical depth and coordination matter most. PPVS provides national self-delivery plus accredited partners, consistent SLAs, one helpdesk and standardised reporting, so every site is installed and maintained to the same standard. Rather than managing separate electrical, mechanical and cooling contractors at each location, you get one accountable partner and one view of compliance and spend across the estate. As your portfolio grows, we scale resource while keeping the specification and standard identical throughout. For multi-site operators, that means uniform compliance, less management overhead and no weak links in the systems that keep buildings running.

M&E covers the mechanical and electrical systems that keep a building operating – power, lighting, heating, ventilation, air conditioning, water and life-safety systems. It spans design, installation and ongoing maintenance of those systems.
An M&E contractor designs, installs and maintains a building’s mechanical and electrical services under one roof, coordinating disciplines that would otherwise need several separate specialists – giving you a single accountable partner for building services.
Mechanical covers systems like heating, ventilation, air conditioning and plumbing. Electrical covers power distribution, lighting, fire alarms, emergency lighting and data. Most commercial projects need both, which is why they’re delivered together as M&E.
For most commercial premises, fixed-wire (EICR) testing is required at least every five years, though some environments need it more frequently. We schedule and certify it as part of your maintenance programme.
Yes. We cover the full lifecycle – design, installation and ongoing maintenance – so you can use us for a new project, a maintenance contract, or both under one accountable partner.
Our Operations & Helpdesk team deliver 24/7 FM support, coordinating planned and reactive works across your entire portfolio. Every job is managed by dedicated Project, Contract and Account Managers to keep workflows smooth, compliant and under control.
Daily reporting gives you full visibility over spend, outstanding works, security issues and upcoming opportunities, reducing unnecessary call-outs and protecting budgets.
Our CAFM platform centralises all activity, tracks SLA performance and generates the reports your teams rely on. Clients can log in at any time through the portal to monitor works, review updates and stay fully informed.
