PPVS Complete Facilities Management
Below are some of our group accreditations.
Sustainability built into every part of our service
We help you meet ESG targets, reduce environmental impact, and deliver compliant, efficient, and fully traceable FM across every site.
We align facility management with RITE efficiency duties and energy certificates, feeding ESG frameworks like GRESB and CDP with measurable data.
From hard FM to soft FM, our integrated model combines sustainable procurement, energy-efficient climate systems, RITE and RIPCI compliance, and transparent Spanish reporting.
Integrated FM delivers fast payback, operational continuity, and clear advantages over juggling multiple Spanish contractors for maintenance and compliance.
Richard founded PPVS in 2015 as a family-run business serving local clients across the East of England. Under his leadership, the company has grown into a national facilities services provider supporting over 3,000 commercial sites, with a continued focus on quality and a clear strategy to expand services across Europe.
Louis represents the second generation of leadership at PPVS, working closely with his father Richard to drive the business forward. As Director, he supports UK and European expansion, helping scale operations while maintaining the high service standards and family values that define PPVS.
Hard FM services are often required by law, to ensure the safety of employees and customers. It refers to the physical materials of a building which cannot be removed. PPVS provide a range of hard facilities management services for clients in verticals such as the commercial, retail and leisure sector.
Soft FM services, under human management, enhance workplace ambience, fostering a more enjoyable environment for all occupants. These variable services play a crucial role in improving the overall quality of the workspace, contributing to a positive and productive atmosphere.
Planned maintenance is carrying out repairs with the aim of ensuring that an asset does not fail. Planned maintenance refers to any maintenance activity that is planned, documented, and scheduled.

Spanish estates are often maintained through separate contracts for climate systems, fire protection and building fabric. PPVS consolidates them into one integrated facility management agreement (mantenimiento integral) covering every discipline and location, with transparent reporting and a single point of accountability.
Spain frequently sits inside a wider European estate, often anchored on Madrid or Barcelona. PPVS manages it within that footprint, applying consistent standards, reporting and escalation across borders.
Coordinating engineers across Spain’s regions and islands is where single-trade providers struggle. We mobilise a vetted specialist network so expanding from Madrid to Barcelona, Valencia or the coast never means adding suppliers, and you scale from a handful of sites to a national portfolio under one contract and one point of contact.
Spanish compliance places specific, enforceable maintenance duties on building operators, particularly around climate systems and fire protection. A capable facility management partner manages them for you.
Thermal installations (RITE) and energy certification
The Regulation on Thermal Installations in Buildings (RITE, Royal Decree 1027/2007) sets maintenance and efficiency duties for heating, ventilation and air-conditioning, which matter enormously in Spain’s climate, while buildings require an energy performance certificate (Certificado de Eficiencia Energética). Large enterprises must also carry out periodic energy audits. Planned, data-led maintenance is how these obligations are delivered and running costs controlled.
This feeds directly into ESG reporting. The energy and plant data we capture lets you evidence performance against efficiency requirements and your own sustainability targets, giving boards, investors and tenants a defensible record rather than a year-end estimate.
Fire-protection maintenance (RIPCI)
The Fire Protection Installations Regulation (RIPCI, Royal Decree 513/2017) requires fire-safety equipment and systems to be maintained under contract with an authorised company to defined UNE-standard schedules, alongside the wider Technical Building Code (CTE). We keep statutory inspections, fire-safety maintenance and documentation current across every site.
Commercial facility management in Spain
For the offices, banks and corporate headquarters of Madrid and Barcelona, we protect building performance and compliance while giving property teams predictable costs and one supplier instead of many. Ideal for facilities managers, heads of property and estates directors.
Retail facility management in Spain
For stores, chains and shopping centres across Spain, trading hours and brand standards lead. We provide fast reactive response and consistent presentation across sites, with work scheduled around opening times.
Industrial and logistics facility management in Spain
For manufacturing, logistics and hospitality-linked facilities, uptime and safety are critical. Our engineers understand plant, climate systems and the fire and safety standards that keep industrial and high-occupancy operations productive.
One provider accountable for every discipline and site, replacing fragmented Spanish contracts.
Clear reporting and predictable budgets that meet Spanish procurement and finance scrutiny.
Fast, dependable response across Spain’s regions that keeps your facilities team out of firefighting.
RITE, fire-protection and energy obligations actively managed, with a full audit trail.
Every job, asset and compliance record across your Spanish estate lives in one place: our Computer-Aided Facility Management (CAFM) system. It turns facility management into something you can see, measure and prove, with the right view for each decision-maker:
It is also your compliance record. Asset registers, RITE and RIPCI maintenance records and energy data sit in one auditable trail, ready for fire-protection checks and to support energy-certificate obligations.
