Total facility management across Spain

Spanish estates are often maintained through separate contracts for climate systems, fire protection and building fabric. PPVS consolidates them into one integrated facility management agreement (mantenimiento integral) covering every discipline and location, with transparent reporting and a single point of accountability.

  • Madrid and the central region
  • Barcelona and Catalonia
  • Valencia, Málaga and the Mediterranean coast
  • Seville, Bilbao and Zaragoza

Spain frequently sits inside a wider European estate, often anchored on Madrid or Barcelona. PPVS manages it within that footprint, applying consistent standards, reporting and escalation across borders.

Coordinating engineers across Spain’s regions and islands is where single-trade providers struggle. We mobilise a vetted specialist network so expanding from Madrid to Barcelona, Valencia or the coast never means adding suppliers, and you scale from a handful of sites to a national portfolio under one contract and one point of contact.

Facility management built around Spanish compliance

Spanish compliance places specific, enforceable maintenance duties on building operators, particularly around climate systems and fire protection. A capable facility management partner manages them for you.

Thermal installations (RITE) and energy certification

The Regulation on Thermal Installations in Buildings (RITE, Royal Decree 1027/2007) sets maintenance and efficiency duties for heating, ventilation and air-conditioning, which matter enormously in Spain’s climate, while buildings require an energy performance certificate (Certificado de Eficiencia Energética). Large enterprises must also carry out periodic energy audits. Planned, data-led maintenance is how these obligations are delivered and running costs controlled.

This feeds directly into ESG reporting. The energy and plant data we capture lets you evidence performance against efficiency requirements and your own sustainability targets, giving boards, investors and tenants a defensible record rather than a year-end estimate.

Fire-protection maintenance (RIPCI)

The Fire Protection Installations Regulation (RIPCI, Royal Decree 513/2017) requires fire-safety equipment and systems to be maintained under contract with an authorised company to defined UNE-standard schedules, alongside the wider Technical Building Code (CTE). We keep statutory inspections, fire-safety maintenance and documentation current across every site.
